Energy Services and Commissioning Indefinite Delivery Contract
Since 1987, Brinjac has been providing Montgomery County Public Schools with energy management and commissioning services under an open-end contract. The projects have involved the design and commissioning of the controls systems as well as automation system retrofits for over 120 school facilities.
Technology Indefinite Delivery Contract
Working with MCPS telecom design standards, Brinjac provided telecom services that include typical room layouts, IT closet requirements and design, rack elevation design, riser diagrams design and associated instructional and keyed notes for both video and data/voice systems. Brinjac also provided design services for telecom connectivity equipment to include closet equipment, outlet equipment, A/V equipment, video equipment and all associated cabling. Brinjac used standardized font formats per MCPS design standards.
Gaithersburg High School
Brinjac provided fundamental and enhanced commissioning services for Gaithersburg High School. The building is approximately 386,831 SF including new construction and modernizations with an estimated construction cost.
Brinjac was hired at design and provided services directly to Montgomery County Public Schools as the Commissioning Agent responsive to LEED EA Prerequisite 1, Fundamental Building Systems Commissioning, to monitor the installation and operation of the mechanical heating, ventilating, and air conditioning (HVAC), domestic hot water generation, and lighting control systems.
The building achieved LEED Silver Certification.
Poolesville Elementary School
Brinjac provided MEP, fire protection, specialty lighting, telecommunication, security, and construction administration services for a two-story, 23,435 SF addition to the science wing of a high school built in the 1950s. The addition included biology, applied technology, chemistry, and physics classrooms/laboratories.
Specific features of the engineering design included the following:
·New HVAC system consisting of split-system air-conditioning units and split-system heat pumps, blast exhaust fans for fume hoods, and a gas fired DX cooling energy recovery unit located on the roof to provide ventilation air.
·New gas water heater and storage tank and new hot water, cold water, sanitary, and storm water piping systems throughout the building. Gas is provided by a new underground propane tank.
·New water service, sewer service, and stormwater collection system.
·Complete automatic sprinkler system and water service.
·New electrical service and distribution system, new generator, and new lighting.
·New addressable fire alarm system with audible alarm and visual annunciation and interface with the existing building system.
·New telecommunications infrastructure to support voice, data, and video applications.
Brinjac’s services began with schematic design and continued through the construction phase.
Richard Montgomery High School
Brinjac was retained to provide commissioning services for the construction of a major new high school facility with a total area of approximately 311,500 SF.
The commissioning services provided on this project included; construction drawing review, specification review, shop drawing review, witnessing duct and pipe pressure testing, field observation of the mechanical systems installation, witness equipment start-up, provide function verification testing of the major pieces of the HVAC equipment, review TAB contractors work on-site and their final report, witnessed owner’s personnel training, verified the Control System operation, provided Seasonal Performance Verification and provided Commissioning Status Reports throughout the project. Extensive control problems were eventually resolved, mostly generated by equipment manufacturers’ BACnet controllers. Through the commissioning process, particularly of the control systems, we were able to improve comfort and reduce energy consumption.
