Brinjac was retained to assist with renovations at the Mercantile Tower, a historic 35-story building in downtown Dallas. The team has provided MEP and fire protection services for this building, once recognized as the tallest building west of the Mississippi River. The tower was greatly in need of a revamp after many years of neglect. Although dormant since the early 1990s, the Mercantile Tower was once a well-known landmark in the city’s downtown area. The team provided design development through to construction services. As a result, the tower was refurbished into 212 apartment homes and community amenities. The tower’s apartments will become part of the projected growth of 25,000 downtown apartments and loft units in the downtown Dallas area. The Mercantile project was part of a revitalization program for a full city block, the Mercantile Block Development project, made possible though $70 million in city subsidies.
